Mortgage Pre-Approval - Do not get Prequalified....get PREAPPROVED! Do you want to get the best home you can for the least amount of money? Make sure you are in the strongest negotiating position possible. Price is only one bargaining chip in the negotiations, and not always the most important one. Often,other terms such as the strength of the buyer or date of the closing are critical to a seller. Some people have been pre-qualified by a lender. This means that they've spent a few minutes on the phone with a bank representative and answered a few questions. Based on the answers, the lender pronounces the buyer "pre-qualified" and issues them a certificate to show the seller. Sellers are aware that such certificates are WORTHLESS! - and here is why: None of the information has been verified. Often, unknown problems surface. Some of the problems can include credit report problems (accurate or inaccurate), down payments not having been in the borrower's account long enough, recorded judgements, child support payments due, etc. So, the way to make a strong offer today is to get Pre-approved. This happens AFTER all information has been checked and verified. You are actually APPROVED for the loan and the only loose ends you have are related to the property you choose. This process can take a few days to a few weeks - depending on your situation. Pre-approvals are VERY POWERFUL and a weapon that I recommend that all my clients have in their negotiating arsenal.
Home Search - I will notify you about all available properties listed on the CMLS that meet your requirements. After that, I will keep you informed of all market activity(new/price change/back-on-market listings) on a daily basis. I will call,fax,mail or email the info to you. You can use modern technology to your advantage by allowing me to put computers to work for you. With my free Homefinder service, you can get the info you want at your convenience. My computer will search through every property listed by every real estate company on the CMLS. It will then match the homes that meet your requirements and email them to you every day - you will know about new listings the same day that they are entered onto the CMLS(and probably before a fair number of agents and most of their customers). You then decide which homes you want to see - you study the listings at your leisure and even drive by them, if you wish to. When you see a property that you like, contact me. I will make arrangements for you to see the home.
Prepare, Present and Negotiate your offer - I will help you to determine an offering price on the home of your choice - by showing you what other buyers have paid for comparable properties. I will assist you in the preparation of an offer to purchase and present it to the seller or their agent. I will negotiate the best possible price and terms for you while keeping your maximum price capabilities confidential.
Property Inspection - Once an agreement has been reached, I strongly suggest that you hire a competent building inspector to determine if the property has any problems/defects
(read about inspections and
issues) I will arrange to meet the inspector and allow them access to the property.
Contract - Both parties sign a contract after review by their attorneys to formalize the transaction. I strongly suggest that you hire a competent Connecticut real estate attorney who is familiar with local customs and procedures in the town where the property is located.
Mortgage & Closing - I will arrange to meet the bank appraiser and allow them access to the property. After review of the appraisal report, title search and other details are completed, your bank will issue a mortgage committment letter. The only step now is for the attorneys to schedule a convenient time for your closing.
